ALTEAINVEST has a large and sophisticated data base which, along with the experience gained in 20 years in the real estate market and the unquestionable knowledge of the owner and professional collaborators, permits us to offer a valuation service which, without doubt, is invaluable to promoters, owners and possible purchasers of whatever type of property in the area of Altea and the rest of the Costa Blanca.

ALTEAINVEST undertakes valuations of apartments, chalets, business premises, buildings, either completed or under construction, plots and land, which are at the very least useful, if not invaluable for business means, such as calculation of share allowances for Limited or Bearer Companies, fusion or division of companies, suspension of payments and bankruptcies, etc. Valuations can also be invaluable for fiscal reasons (expert contradictory valuations, evidence of value, calculations for capital gains tax, etc.), and for promoters and developers (land valuations, project viability studies etc.).


Valuations by ALTEAINVEST are of special interest to individuals (separations, divorces, inheritances, expropriations etc.), principally when deciding upon an investment in the real estate sector or upon acquiring a property for personal use, not only because there is an additional security when looking at aspects such as the urban law applicable, the state of the property in the property register (owner, possible mortgages or charges, embargoes or other liens), but also because it will allow you to:

· Know exactly the market value of the property you are considering buying.
· Compare the price with its "reconstruction" cost.
· Compare the property you are thinking of buying with other properties recently sold in the area.
· Inform yourself about other properties for sale of similar characteristics in the same area. (Logically, the property you are thinking of buying should be competitive in price).
· Know the advantages and disadvantages of the property you are thinking of buying.
· Know the tendency of the real estate market in the area.
· Be warned with respect to the existence of possible mortgages, embargoes, rights of way or any other charge which could affect the property you are thinking of buying.

The valuations of the properties are undertaken using specific guidelines and should you require, can be submitted for conformity by the Official College of Real Estate Agents, for official use in the courts, for the Tax Authorities or other official organisations.

ALTEAINVEST calculates the market value (the net amount which an owner could expect to receive for the sale of the property following adequate marketing on the date of the valuation), the cost of replacement (total of the amounts necessary to 'replace' the property with one of equal characteristics), the net, or actual cost of replacement (the replacement value after deducting the physical and functional depreciation of the property), the maximum legal value (the maximum sale price of a property subject to state subsidies) and the legal valuation (the valuation which legally corresponds to the type of property).
