- Checking details in the Property Register, Town Hall and with the Tax Authorities.
- Preparation and supervision of private contracts for purchase and sale, option or deposit.
- Requesting certification of accounts from property administrators.
- Preparation of the title deed and making the appointment with the Notary.
- Assistance at the Notary’s office to resolve any doubts or last minute details (or, even to sign the title deed in representation of the seller, the buyer or both).
- Liquidation and payment of taxes and capital gains.
- Registration of the property in favor of the buyer.
- Also, when the buyer is non-resident in Spain:
- Private interpreter and/or translation service, if needed, in English, German, French, Dutch, Portuguese or Italian.
- Application and obtaining N.I.E.
- Obtaining non-residence certificates.
- Obtaining bank certificates of currency exchange.
ALTEAINVEST , at the request of the interested party and as an independent service to the provision of the mediation service, will manage what is necessary to cover possible deficiencies or anomalies, such as the lack of property titles, their lack of inscription in the Land Registry, cancellation of mortgages or foreclosures, problems derived from inheritances or divorces, urban irregularities, etc.
Note: ALTEAINVEST does not accept sales management orders for properties that are not perfectly regularized, unless the possible deficiencies or anomalies are remedied prior or simultaneous to the granting of the public deed. in favor of the buyer and the owner (or his representative) duly guarantee their effective correction in the judgment of the professionals of ALTEAINVEST .
