Our in-house lawyers will also review a series of other important details to take into account when buying a house, such as, for example, whether the construction of the house or its refurbishment works were carried out with the proper municipal licence; whether or not the urban situation of the house has been regularised, whether its details coincide with those of the Cadastre; whether the house has a valid certificate of occupancy or second occupancy, whether the current owner has paid the Property Tax (IBI), the rubbish collection fees or the water and electricity supply bills and other details necessary to guarantee a safe purchase without unpleasant surprises.
Lawyers recommended by owners or estate agents.
Some sellers or their agents will recommend a lawyer and try to persuade you to hire their services, sometimes even free of charge or offering to pay the recommended lawyer’s fees themselves. It would be a big mistake for you to hire the lawyer recommended by the homeowner or his estate agent. There are several obvious reasons why you should reject such a recommendation and use our Green Stamp Service instead.
Firstly, the lawyer recommended to you by the homeowner or his agent will probably not have 40 years of accumulated experience specialising in real estate. Secondly and more importantly, you will run the risk that the recommended lawyer will defend the owner’s or agent’s interests rather than yours. And finally, the fees of a good independent real estate and conveyancing lawyer –normally 1% or 1.5% of the price of the property– would be much higher than the fixed price of our Green Stamp Service, which will be only €375 regardless of the price of the house you want to buy.
