And Altea, with its unique combination of sea, mountains, light, luxurious Mediterranean lifestyle,  sunshine practically all year round, and exclusive residential areas such as Altea Hills, occupies a very special place.

Buying a property on the Costa Blanca is a dream for many international buyers. They arrive with excitement — and rightly so — but also with assumptions that don’t always apply to Mediterranean coastal areas.

There is one factor that is often overlooked — especially by foreign buyers — and that can turn a dream home into a daily frustration:  NOISE

COMMON MISTAKES MANY FOREIGN BUYERS MAKE IN ALTEA

1️ Visiting the property only once — and at the wrong time

A quiet visit in autumn or winter at midday does not represent summer months, weekends, evenings or windy days. What feels peaceful in winter may sound very different in summer.

2️ Ignoring the impact of wind (especially in Altea Hills)

In elevated areas such as Altea Hills some days are completely silent but many other days, wind carries and amplifies noise from the AP-7 motorway and the N-332 road. This is a critical detail that most foreign buyers are unaware of.

3️ Assuming “if it’s quiet today, it will always be quiet”

On the Costa Blanca winter is not the same as summer, nor are Mondays or Tuesdays the same as weekends, and the intensity and direction of the wind can change greatly from one day to the next. Noise levels change — sometimes dramatically.

4️ Falling in love with design and sea views

Modern villas with glass façades, a infinity pool and panoramic views are stunning.
But all of that does not block sound.  Aesthetic beauty of a property does not guarantee quality of life.


Real case #1: A Belgian couple in Altea Hills

In February, a Belgian couple visited a beautiful villa in Altea Hills at 12 noon, with bright sunshine, a gentle breeze and an almost Zen-like silence. The agent talked about the microclimate, spectacular sea views, exclusive surroundingsand the security of the development.

In August, the reality changed: Levante winds carried a high and almost permanent road and motorway noise, heavy traffic at night they had never noticed before and noisy neighbours in the houses next door.

The house was still beautiful but it was no longer the peaceful retreat they expected. The issue wasn’t the property itself. It was not evaluating the environment under real conditions.

The problem with noise is that it is often not audible when visiting the property, perhaps because you visited the house during a “quiet” time, because it is not high season, because traffic changes depending on the time of day, or because the neighbours have not yet arrived.

The perfect house is not always the prettiest one, but rather the one that allows you to enjoy breakfast or dinner on the terrace without any annoying noises, open the windows to breathe in the sea breeze... and the one that lets you sleep peacefully.

Buying a property without checking the actual noise levels is one of the most common unpleasant surprises (and one of the most difficult to resolve afterwards).


Real case #2: A Norwegian buyer who avoided a costly mistake — thanks to ALTEAINVEST

A Norwegian buyer who wanted to purchase a property near the sea contacted ALTEAINVEST to assess the real market value of a property in the Mascarat area that he had seen advertised, review its legal status and guide him through the entire purchase process.
